Wyoming has no individual income tax, and mineral production pays a large share of the cost of state and local government, which keeps the tax on homes low. County assessors value residential property each year at fair market value, and the tax is charged on a small fixed fraction of that value, the assessment rate set in law for residential property.
Rapid gains in home values in recent years pushed the legislature to act. It has passed a cap on how much the taxable value of a home can rise each year for an owner who held it the year before, a cap now being argued over in court, an exemption for long-term homeowners, and further relief for owner-occupied homes, with more proposals put to voters. Several of these require an application with the county assessor, and the rules have changed from session to session, so ask the assessor which ones apply when you buy.
Lower-income residents can also apply to the Department of Revenue for the property tax refund program, which returns part of the tax paid on the home, and veterans with qualifying service can claim an exemption.
Wyoming has no real estate transfer tax, and it is a non-disclosure state, so recorded documents do not show the price and assessors gather sales data themselves. County treasurers mail bills in the autumn, payable in two halves, the first due in the autumn and the second in the spring, or in full by the end of the year. In mountain resort areas such as Teton County, prices are far higher than anywhere else in the state, and the county figure in the table reflects that rather than the statewide pattern.
Property tax in Wyoming
The median Wyoming homeowner pays $1,767 a year in property tax on a home valued at $309,700, an effective rate of 0.5706% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the 14th lowest of the 50 states and DC, at or below the middle state's 0.8003%. At that rate each $100,000 of home value carries about $571 a year of tax, or $47.55 a month in the payment, and that rate is what the calculator above starts from.
Wyoming's counties sit fairly close together, so the state figure is a reasonable starting point. Among counties whose survey figures pass both quality checks, the effective rate runs from 0.4426% in Sublette County to 0.6811% in Weston County. On a $309,700 home that gap is worth about $739 a year. Pick a county in the calculator to use its rate, or type the rate from a listing or a current tax bill.
The survey rate is what owners actually pay divided by what they say their homes are worth, with exemptions, caps and local levies folded in; it will not match any rate printed in Wyoming law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.
Wyoming property tax rates by county
All 23 counties, sorted from the highest effective rate to the lowest. The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). Of these, one carries a flag: where the survey's margin of error is wide or home values hit the survey's top code, the calculator uses the Wyoming median instead of that county's figure.

Worked example: the median Wyoming home
The median owner-occupied home in Wyoming is valued at $309,700 (ACS 5-year 2020-2024). Put $61,940 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 6.3% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Wyoming home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $1,715.44 | $20,585.28 |
| Property tax | $147.26 | $1,767.12 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $1,987.70 | $23,852.40 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $272.26 a month, 13.7% of the total. Over the full term the $247,760 loan costs $369,798 in interest.
With $30,970 down instead, the loan grows to $278,730 and PMI of $116.14 a month is added, for a first payment of $2,318.27. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $2,459.22 but cuts the interest to $145,893.
What the median Wyoming wage can buy
The median annual wage in Wyoming is $50,270 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,548 a month after federal and Wyoming paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Wyoming property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $105,056 | $487 |
| Target | $189,009 | $1,108 |
| Stretch | $228,639 | $1,401 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $120,691 short of the $309,700 median home value: the median home costs 6.2 times the median wage, so a typical Wyoming purchase usually needs a second income, a larger down payment or a cheaper area.
Everyday costs help: Wyoming's prices for goods and rent run 7.3% below the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That stretches the median wage to about $54,234 in national dollars.
