Louisiana is divided into parishes rather than counties, and each parish has an elected assessor who values property on a cycle of reappraisals every few years. Residential property is assessed at a fixed fraction of fair market value, and the millages of the parish, the school board, the levee district, the sheriff and many others are applied to it. In most parishes the sheriff collects the tax.
The homestead exemption is written into the state constitution and removes a set amount of assessed value from most millages on an owner-occupied home. On a modest house it can wipe out most of the bill, which is why the effective rate here is low. Apply with the parish assessor after you move in. City taxes are generally charged on the full assessed value, because the exemption does not reach municipal millages; New Orleans is a partial exception, where the general city millage is covered but several dedicated city millages are not. Owners who are older, disabled or veterans may also apply for a freeze on the assessed value, subject to an income limit.
For many buyers the real cost here is insurance rather than tax. Several insurers have left the state after recent hurricane seasons, premiums have risen sharply, and flood insurance is a separate policy that lenders require in high-risk zones. Price the insurance before you sign a purchase agreement, and enter the premium in the calculator.
There is no statewide real estate transfer tax, though New Orleans charges a transfer fee. Property tax bills arrive late in the year and are due by year end.
Property tax in Louisiana
The median Louisiana homeowner pays $1,180 a year in property tax on a home valued at $216,500, an effective rate of 0.545% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the 12th lowest of the 50 states and DC, at or below the middle state's 0.8003%. At that rate each $100,000 of home value carries about $545 a year of tax, or $45.42 a month in the payment, and that rate is what the calculator above starts from.
Inside Louisiana the rate swings widely: the top parish pays more than three times the bottom one. Among parishes whose survey figures pass both quality checks, the effective rate runs from 0.1486% in East Feliciana Parish to 0.8255% in Orleans Parish. On a $216,500 home that gap is worth about $1,465 a year. Pick a parish in the calculator to use its rate, or type the rate from a listing or a current tax bill.
The survey rate is what owners actually pay divided by what they say their homes are worth, with exemptions, caps and local levies folded in; it will not match any rate printed in Louisiana law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.
Louisiana property tax rates by parish
All 64 parishes, sorted from the highest effective rate to the lowest. The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). Of these, 17 carry a flag: where the survey's margin of error is wide or home values hit the survey's top code, the calculator uses the Louisiana median instead of that parish's figure.

Worked example: the median Louisiana home
The median owner-occupied home in Louisiana is valued at $216,500 (ACS 5-year 2020-2024). Put $43,300 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 8.8% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Louisiana home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $1,199.20 | $14,390.40 |
| Property tax | $98.33 | $1,179.96 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $1,422.53 | $17,070.36 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $223.33 a month, 15.7% of the total. Over the full term the $173,200 loan costs $258,515 in interest.
With $21,650 down instead, the loan grows to $194,850 and PMI of $81.19 a month is added, for a first payment of $1,653.62. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $1,752.15 but cuts the interest to $101,989.
What the median Louisiana wage can buy
The median annual wage in Louisiana is $45,520 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,146 a month after federal and Louisiana paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Louisiana property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $91,734 | $386 |
| Target | $170,240 | $966 |
| Stretch | $206,231 | $1,231 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $46,260 short of the $216,500 median home value: the median home costs 4.8 times the median wage, so a typical Louisiana purchase usually needs a second income, a larger down payment or a cheaper area.
Everyday costs help: Louisiana's prices for goods and rent run 11.8% below the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That stretches the median wage to about $51,606 in national dollars.
Louisiana mortgage questions
What is the mortgage payment on the median home in Louisiana?
The median Louisiana home is valued at $216,500 in the Census Bureau's ACS 5-year 2020-2024 figures. With $43,300 down and a 30-year loan at the 7.4% weekly average, the payment is $1,422.53 a month: $1,199.20 of principal and interest, $98.33 of property tax and $125.00 of insurance.
