Alabama keeps the tax on a family home low by design. The state constitution sorts property into classes, and a house you live in falls into the class taxed on the smallest slice of its market value. Millage from the state, the county, the city and the local school system is then applied to that slice, so two homes of equal value can carry different bills depending on which school district and municipality they sit in.
The main homestead exemption is claimed through the county revenue commissioner or, in some counties, the probate office. It is not automatic. A buyer has to visit or file once they own and occupy the house, and the county then keeps it on the roll until the property changes hands again. Owners past retirement age, and those who are permanently disabled, can apply for larger exemptions that remove most or all of the state portion and part of the local portion.
Alabama bills property tax in arrears. The bill that comes due in the autumn covers the year before, which is why closing statements show a credit from the seller for the months they owned the home. Escrow accounts are usually set up with that in mind, and the first year can look lighter than the years after.
Recording the deed and the mortgage at the probate court carries a small tax on each document. Farmland and timberland can be valued on current use rather than market value, which matters if you are buying acreage outside a city.
Property tax in Alabama
The median Alabama homeowner pays $788 a year in property tax on a home valued at $209,900, an effective rate of 0.3754% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the second lowest of the 50 states and DC, at or below the middle state's 0.8003%. At that rate each $100,000 of home value carries about $375 a year of tax, or $31.28 a month in the payment, and that rate is what the calculator above starts from.
Inside Alabama the rate more than doubles from the cheapest county to the dearest. Among counties whose survey figures pass both quality checks, the effective rate runs from 0.2045% in Bibb County to 0.5871% in Jefferson County. On a $209,900 home that gap is worth about $803 a year. Pick a county in the calculator to use its rate, or type the rate from a listing or a current tax bill.
The survey rate is what owners actually pay divided by what they say their homes are worth, with exemptions, caps and local levies folded in; it will not match any rate printed in Alabama law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.
Alabama property tax rates by county
All 67 counties, sorted from the highest effective rate to the lowest. The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). Of these, four carry a flag: where the survey's margin of error is wide or home values hit the survey's top code, the calculator uses the Alabama median instead of that county's figure.

Worked example: the median Alabama home
The median owner-occupied home in Alabama is valued at $209,900 (ACS 5-year 2020-2024). Put $41,980 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 9.2% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Alabama home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $1,162.64 | $13,951.68 |
| Property tax | $65.66 | $787.92 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $1,353.30 | $16,239.60 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $190.66 a month, 14.1% of the total. Over the full term the $167,920 loan costs $250,636 in interest.
With $20,990 down instead, the loan grows to $188,910 and PMI of $78.71 a month is added, for a first payment of $1,577.34. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $1,672.88 but cuts the interest to $98,879.
What the median Alabama wage can buy
The median annual wage in Alabama is $45,670 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,083 a month after federal and Alabama paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Alabama property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $91,369 | $371 |
| Target | $174,188 | $970 |
| Stretch | $211,000 | $1,237 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $35,712 short of the $209,900 median home value: the median home costs 4.6 times the median wage, so a typical Alabama purchase usually needs a second income, a larger down payment or a cheaper area.
Everyday costs help: Alabama's prices for goods and rent run 11.2% below the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That stretches the median wage to about $51,417 in national dollars.
