Delaware’s property tax went through a reset that buyers should understand. For decades the three counties taxed homes on values set long ago, until a Court of Chancery ruling found the system violated the state constitution’s uniformity requirement. New Castle, Kent and Sussex each carried out a full reassessment, and the new values took effect recently. Rates were adjusted at the same time, so a home’s bill may have moved a lot even though its value on paper simply caught up with the market.
School district taxes are the largest part of a Delaware bill, ahead of county and municipal taxes. The district a house sits in therefore matters more than the county line, and figures from before the reassessment will not reflect the current split. Ask for the most recent bill rather than relying on a listing’s estimate.
The state’s realty transfer tax is among the highest in the country and is customarily split between buyer and seller, with a county or municipal share on top of the state share. First-time buyers can claim a reduction on their part of the state share. Many closings in the beaches and the southern part of the state also involve homeowner association transfer fees.
Seniors can claim the school property tax credit, which reduces the school portion of the bill, and each county offers its own senior or disability exemption with income limits. Sussex homes near the coast may need flood insurance, which belongs in the monthly cost alongside the tax.
Property tax in Delaware
The median Delaware homeowner pays $1,768 a year in property tax on a home valued at $352,000, an effective rate of 0.5023% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the eighth lowest of the 50 states and DC, at or below the middle state's 0.8003%. At that rate each $100,000 of home value carries about $502 a year of tax, or $41.86 a month in the payment, and that rate is what the calculator above starts from.
Inside Delaware the rate more than doubles from the cheapest county to the dearest. Among counties whose survey figures pass both quality checks, the effective rate runs from 0.3194% in Sussex County to 0.7095% in New Castle County. On a $352,000 home that gap is worth about $1,373 a year. Pick a county in the calculator to use its rate, or type the rate from a listing or a current tax bill.
The survey rate is what owners actually pay divided by what they say their homes are worth, with exemptions, caps and local levies folded in; it will not match any rate printed in Delaware law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.
Delaware property tax rates by county
All 3 counties, sorted from the highest effective rate to the lowest. The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). None of them carries a quality flag, so the calculator uses the figure of whichever county you pick.
| County | Effective rate | Median home value | Median tax a year | Survey | Flags |
|---|---|---|---|---|---|
| New Castle County | 0.7095% | $352,200 | $2,499 | ACS 5-year 2020-2024 | None |
| Kent County | 0.4305% | $316,600 | $1,363 | ACS 5-year 2020-2024 | None |
| Sussex County | 0.3194% | $382,600 | $1,222 | ACS 5-year 2020-2024 | None |
Worked example: the median Delaware home
The median owner-occupied home in Delaware is valued at $352,000 (ACS 5-year 2020-2024). Put $70,400 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 5.6% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Delaware home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $1,949.74 | $23,396.88 |
| Property tax | $147.34 | $1,768.08 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $2,222.08 | $26,664.96 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $272.34 a month, 12.3% of the total. Over the full term the $281,600 loan costs $420,309 in interest.
With $35,200 down instead, the loan grows to $316,800 and PMI of $132.00 a month is added, for a first payment of $2,597.80. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $2,758.00 but cuts the interest to $165,820.
What the median Delaware wage can buy
The median annual wage in Delaware is $52,190 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,465 a month after federal and Delaware paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Delaware property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $103,046 | $466 |
| Target | $198,319 | $1,166 |
| Stretch | $239,782 | $1,470 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $153,681 short of the $352,000 median home value: the median home costs 6.7 times the median wage, so a typical Delaware purchase usually needs a second income, a larger down payment or a cheaper area.
Everyday costs help: Delaware's prices for goods and rent run 0.2% below the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That stretches the median wage to about $52,290 in national dollars.
