Tennessee has no income tax on wages, and its property taxes are moderate. Each county assessor of property appraises homes on a reappraisal cycle of four to six years, and residential property is taxed on a fixed fraction of its appraised value. Cities add their own rates on top of the county’s, so a home inside Nashville, Memphis or Knoxville pays more than one just outside.
After every reappraisal, state law makes each county and city calculate a certified tax rate, the rate that would raise the same revenue on the new values. A local government that wants more must adopt a higher rate in public, with notice. That keeps a jump in appraised values from flowing straight through to the bill, although increases do follow when councils vote for them.
Tennessee offers no general homestead exemption. The state tax relief program reimburses part of the tax for older and disabled homeowners and disabled veterans who meet an income limit, and some counties have adopted a tax freeze for seniors under the same kind of limit. Applications go through the county trustee’s office.
At closing the buyer usually pays the recordation tax on the deed and a separate tax on the mortgage indebtedness, both collected by the register of deeds. Property tax bills are mailed in the autumn and due by the end of February the following year, and escrow accounts typically pay them in the winter. Buyers should still check a property for flood zones along the Cumberland and Tennessee rivers.
Property tax in Tennessee
The median Tennessee homeowner pays $1,442 a year in property tax on a home valued at $286,700, an effective rate of 0.503% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the ninth lowest of the 50 states and DC, at or below the middle state's 0.8003%. At that rate each $100,000 of home value carries about $503 a year of tax, or $41.92 a month in the payment, and that rate is what the calculator above starts from.
Inside Tennessee the rate swings widely: the top county pays more than three times the bottom one. Among counties whose survey figures pass both quality checks, the effective rate runs from 0.2756% in Sevier County to 0.9751% in Shelby County. On a $286,700 home that gap is worth about $2,005 a year. Pick a county in the calculator to use its rate, or type the rate from a listing or a current tax bill.
The survey rate is what owners actually pay divided by what they say their homes are worth, with exemptions, caps and local levies folded in; it will not match any rate printed in Tennessee law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.
Tennessee property tax rates by county
All 95 counties, sorted from the highest effective rate to the lowest. The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). Of these, four carry a flag: where the survey's margin of error is wide or home values hit the survey's top code, the calculator uses the Tennessee median instead of that county's figure.

Worked example: the median Tennessee home
The median owner-occupied home in Tennessee is valued at $286,700 (ACS 5-year 2020-2024). Put $57,340 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 6.8% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Tennessee home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $1,588.04 | $19,056.48 |
| Property tax | $120.18 | $1,442.16 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $1,833.22 | $21,998.64 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $245.18 a month, 13.4% of the total. Over the full term the $229,360 loan costs $342,338 in interest.
With $28,670 down instead, the loan grows to $258,030 and PMI of $107.51 a month is added, for a first payment of $2,139.24. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $2,269.73 but cuts the interest to $135,058.
What the median Tennessee wage can buy
The median annual wage in Tennessee is $47,380 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,354 a month after federal and Tennessee paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Tennessee property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $99,275 | $439 |
| Target | $178,652 | $1,021 |
| Stretch | $216,290 | $1,298 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $108,048 short of the $286,700 median home value: the median home costs 6.1 times the median wage, so a typical Tennessee purchase usually needs a second income, a larger down payment or a cheaper area.
Everyday costs help: Tennessee's prices for goods and rent run 8.1% below the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That stretches the median wage to about $51,573 in national dollars.
