Texas has no state property tax and no state income tax, so local governments rely heavily on the tax on homes. A typical bill combines the county, the city, the school district and often a community college, a hospital district and, in suburban subdivisions, a municipal utility district. Appraisal districts value every property each year, and many owners file a protest each spring.
The homestead exemption is the first thing to claim. It removes a large amount of value from the school district tax, an amount voters have raised more than once in recent constitutional amendments, and many counties and cities add their own. It also brings the homestead cap, which limits how much the appraised value of your home can rise each year. File with the appraisal district once you live in the house; you can apply in the year you buy, and the cap takes effect in the following year.
Owners past retirement age or with a disability get a further exemption and a ceiling that freezes the school tax at the level of the year they qualified, and the ceiling can move with them to a new Texas home. Disabled veterans can be fully exempt.
Municipal utility districts deserve attention. A MUD finances water, sewer and roads in new developments and charges its own tax until that debt is paid, which can add substantially to the bill. Sellers must disclose it. Texas has no transfer tax and is a non-disclosure state. Bills arrive in the autumn and are due by the end of January.
Property tax in Texas
The median Texas homeowner pays $4,232 a year in property tax on a home valued at $283,800, an effective rate of 1.4912% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the seventh highest of the 50 states and DC, above the middle state's 0.8003%. At that rate each $100,000 of home value carries about $1,491 a year of tax, or $124.27 a month in the payment, and that rate is what the calculator above starts from.
Inside Texas the rate more than doubles from the cheapest county to the dearest. Among counties whose survey figures pass both quality checks, the effective rate runs from 0.6883% in Leon County to 2.0288% in El Paso County. On a $283,800 home that gap is worth about $3,804 a year. Pick a county in the calculator to use its rate, or type the rate from a listing or a current tax bill.
A high effective rate in Texas reflects what owners actually pay after exemptions and caps, so the rate in the calculator is the one that matters for a budget, not any rate printed in Texas law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.
Texas property tax rates by county
The 250 counties with published survey figures, out of 254 in Texas (the survey has too few owner-occupied homes to publish a median for the other four), sorted from the highest effective rate to the lowest. The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). Of these, 68 carry a flag: where the survey's margin of error is wide or home values hit the survey's top code, the calculator uses the Texas median instead of that county's figure.

Worked example: the median Texas home
The median owner-occupied home in Texas is valued at $283,800 (ACS 5-year 2020-2024). Put $56,760 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 6.1% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Texas home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $1,571.98 | $18,863.76 |
| Property tax | $352.67 | $4,232.04 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $2,049.65 | $24,595.80 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $477.67 a month, 23.3% of the total. Over the full term the $227,040 loan costs $338,872 in interest.
With $28,380 down instead, the loan grows to $255,420 and PMI of $106.43 a month is added, for a first payment of $2,352.58. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $2,481.74 but cuts the interest to $133,692.
What the median Texas wage can buy
The median annual wage in Texas is $48,620 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,437 a month after federal and Texas paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Texas property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $91,805 | $459 |
| Target | $165,191 | $1,059 |
| Stretch | $199,920 | $1,342 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $118,609 short of the $283,800 median home value: the median home costs 5.8 times the median wage, so a typical Texas purchase usually needs a second income, a larger down payment or a cheaper area.
Everyday costs help: Texas's prices for goods and rent run 2.9% below the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That stretches the median wage to about $50,094 in national dollars.
