Colorado reappraises homes on a two-year cycle. In odd-numbered years the county assessor sets new values based on sales from a study period that ended months earlier, and those values hold for the following year as well. A buyer in a rising market often sees the first notice land well below the purchase price, then catch up at the next reappraisal.
The tax itself is the value times the residential assessment rate times the local mill levy. Since voters repealed the Gallagher Amendment, the legislature has rewritten the residential assessment rate several times in special sessions and ballot fights, so the rate in force when you buy may not be the one in force a few years later. The Taxpayer’s Bill of Rights also limits how much revenue local governments may keep without a vote, which feeds back into mill levies.
Newer subdivisions along the Front Range are often inside metropolitan districts. These special districts borrowed to build streets, water lines and parks, and they repay that debt through their own mill levy on every home inside them. That levy can be a large part of the bill, so check the district disclosure before you make an offer.
Seniors who have owned and lived in their home for many years can claim the senior homestead exemption, and disabled veterans have a similar one. Taxes are paid in arrears, either in full in the spring or in two halves, and county treasurers mail one bill to the lender when the loan has escrow.
Property tax in Colorado
The median Colorado homeowner pays $2,602 a year in property tax on a home valued at $539,400, an effective rate of 0.4824% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the fifth lowest of the 50 states and DC, at or below the middle state's 0.8003%. At that rate each $100,000 of home value carries about $482 a year of tax, or $40.20 a month in the payment, and that rate is what the calculator above starts from.
Inside Colorado the rate more than doubles from the cheapest county to the dearest. Among counties whose survey figures pass both quality checks, the effective rate runs from 0.2252% in Las Animas County to 0.6117% in Adams County. On a $539,400 home that gap is worth about $2,085 a year. Pick a county in the calculator to use its rate, or type the rate from a listing or a current tax bill.
The survey rate is what owners actually pay divided by what they say their homes are worth, with exemptions, caps and local levies folded in; it will not match any rate printed in Colorado law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.
Colorado property tax rates by county
All 64 counties, sorted from the highest effective rate to the lowest. The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). Of these, 10 carry a flag: where the survey's margin of error is wide or home values hit the survey's top code, the calculator uses the Colorado median instead of that county's figure.

Worked example: the median Colorado home
The median owner-occupied home in Colorado is valued at $539,400 (ACS 5-year 2020-2024). Put $107,880 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 3.8% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Colorado home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $2,987.76 | $35,853.12 |
| Property tax | $216.84 | $2,602.08 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $3,329.60 | $39,955.20 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $341.84 a month, 10.3% of the total. Over the full term the $431,520 loan costs $644,070 in interest.
With $53,940 down instead, the loan grows to $485,460 and PMI of $202.28 a month is added, for a first payment of $3,905.35. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $4,150.84 but cuts the interest to $254,099.
What the median Colorado wage can buy
The median annual wage in Colorado is $59,800 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,965 a month after federal and Colorado paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Colorado property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $120,344 | $591 |
| Target | $229,932 | $1,394 |
| Stretch | $277,548 | $1,743 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $309,468 short of the $539,400 median home value: the median home costs 9 times the median wage, so a typical Colorado purchase usually needs a second income, a larger down payment or a cheaper area.
Living costs add to the squeeze: everyday prices in Colorado, rent included, run 3.1% above the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That shrinks the median wage to about $58,029 in national dollars.
