Maine’s towns and cities assess and collect property tax themselves. Each municipality employs an assessor or contracts one, sets its own rate to fund the town budget, the school unit and the county share, and mails its own bills on its own schedule. Large parts of the north and west are unorganized territory, where the state’s property tax division acts as assessor and rates are low.
Assessments are supposed to track market value, but many towns go years between revaluations. The state publishes a certified ratio for each municipality showing how far its assessments have drifted from the market, and exemptions are scaled by that ratio. Ask when the town last revalued and whether one is coming.
The homestead exemption is available once you have owned a Maine home as your permanent residence for a year. File the application with the town assessor by the spring deadline. It reduces the taxable value of the home by a set amount, adjusted by the town’s certified ratio. Lower-income residents can also claim the property tax fairness credit on their state income tax return, and older owners can apply to defer tax until the home is sold.
Maine’s real estate transfer tax is split equally between buyer and seller and collected when the deed is recorded. Woodland can be enrolled in the tree growth program, and farmland and open space have similar current-use programs, with penalties if the land is withdrawn. Many rural homes depend on wells and septic systems and on heating oil, which can add more to the monthly cost than the tax.
Property tax in Maine
The median Maine homeowner pays $3,036 a year in property tax on a home valued at $296,600, an effective rate of 1.0236% in the Census Bureau's American Community Survey (ACS 5-year 2020-2024). That ranks the 19th highest of the 50 states and DC, above the middle state's 0.8003%. At that rate each $100,000 of home value carries about $1,024 a year of tax, or $85.30 a month in the payment, and that rate is what the calculator above starts from.
Maine's counties sit fairly close together, so the state figure is a reasonable starting point. Among counties whose survey figures pass both quality checks, the effective rate runs from 0.8251% in Hancock County to 1.1653% in Knox County. On a $296,600 home that gap is worth about $1,009 a year. Pick a county in the calculator to use its rate, or type the rate from a listing or a current tax bill.
The survey rate is what owners actually pay divided by what they say their homes are worth, with exemptions, caps and local levies folded in; it will not match any rate printed in Maine law. Ask for the seller's latest bill and the assessed value too, since a new owner's assessment can differ from the long-held homes behind the median.

The rate is the median tax paid divided by the median home value, from the ACS 5-year 2020-2024 survey (figures to December 31, 2024). None of them carries a quality flag, so the calculator uses the figure of whichever county you pick.

Worked example: the median Maine home
The median owner-occupied home in Maine is valued at $296,600 (ACS 5-year 2020-2024). Put $59,320 down, enough to keep the loan at 80% of the price so no PMI is charged, and borrow the rest over 30 years at 7.4%, the Freddie Mac average for the week of October 15, 2026. Insurance is the calculator's default of $1,500 a year, the same figure on every state page and 6.2% of this payment; real premiums vary widely from state to state and with a home's exposure to wind, flood and wildfire, so replace it with a premium for the Maine home you are pricing.
| Line | A month | A year |
|---|---|---|
| Principal and interest | $1,642.88 | $19,714.56 |
| Property tax | $253.00 | $3,036.00 |
| Homeowners insurance | $125.00 | $1,500.00 |
| Private mortgage insurance | $0.00 | $0.00 |
| Total payment | $2,020.88 | $24,250.56 |
Principal and interest dominate the bill; tax and insurance, usually collected through escrow, add $378.00 a month, 18.7% of the total. Over the full term the $237,280 loan costs $354,155 in interest.
With $29,660 down instead, the loan grows to $266,940 and PMI of $111.23 a month is added, for a first payment of $2,337.47. On the regular schedule the PMI stops after 10 years, with the payment in October 2036. A 15-year loan at the 6.71% average, with the larger down payment, raises the monthly figure to $2,472.45 but cuts the interest to $139,722.
What the median Maine wage can buy
The median annual wage in Maine is $51,430 (BLS wage survey, May 2025). Paid every two weeks as a single filer, that leaves about $3,409 a month after federal and Maine paycheck deductions. With $60,000 saved for a down payment and $400 a month of other debts, the home affordability calculator's default 28/36 rule gives this range at 7.4% and the Maine property tax rate:
| Level | Home price | Monthly payment |
|---|---|---|
| Conservative | $95,497 | $452 |
| Target | $184,308 | $1,143 |
| Stretch | $222,885 | $1,443 |
Here the limit is total debt: the housing payment plus the other $400 a month reaches 36% of gross pay first. The target falls $112,292 short of the $296,600 median home value: the median home costs 5.8 times the median wage, so a typical Maine purchase usually needs a second income, a larger down payment or a cheaper area.
Everyday costs help: Maine's prices for goods and rent run 3% below the national average, by the Bureau of Economic Analysis price parities for 2024 (figures to December 31, 2024). That stretches the median wage to about $52,993 in national dollars.
